Inspection Reports

The Property Inspection Report is used by lenders, investors and servicers to:
• Monitor the condition of bank-owned properties
• Validate mark-to-market analysis
• Document current property conditions with present and original photos
• Monitor and confirm occupancy

The Property Inspection
Report includes:

• Report status after a local disaster
• Current photos of the subject property (front, side, and street views)
• Overview of current subject property condition (including fire and flood damage, if applicable)
• Current status on occupancy
• Current listing information if applicable
• Estimates of necessary repairs and timeframe for resolution of repairs
• Summary of market conditions in the neighborhood
• Summary of alternative listings within close proximity to the subject property
• Location map

The Property Inspection Report can be combined with an Automated Valuation Model (AVM) report to support home equity lending purposes.

Automated Valuation Models (AVMs)

AVMs are derived from a computer-driven model that leverages various data points to arrive at a probable value of a property. Ascribe provides AVMs for a variety of reasons including:
• Lending
• Mark-to-market analysis
• Defaulted property management and decisioning
• Secondary Market Analysis
