adhered to.  Comparables used that fall outside of these guidelines will require commentary
within the report.

RESIDENTIAL PROPERTY CONDITION GUIDELINES

DESCRIPTION
EXCELLENT Well maintained and upgraded and/or quality building materials. 
GOOD Well maintained and no evidence of deferred maintenance. Some upgrades typical in the market. 
AVERAGE Maintained, but evidence of typical wear and tear for age and neighborhood. Some upgrades typical in the market. 
FAIR Lacks maintenance and/or minor repairs are needed to bring it into average condition. Repairs needed. 
POOR Virtually uninhabitable, siding/shingles missing, dilapidated, overgrown landscaping. Major repairs needed.
